Property Description
On 2262 square meters located on the Kossuth Lajos holiday beach of the III. district, a property classified as a pension and a courtyard is for sale. The property has two entrances, one from the Kings Road and the other from the entrance to the beach.
The site has been used as a tourist accommodation since before the change of regime.
It has been run as a guest house by the family of the current owners for over 20 years. The guesthouse has 10 double rooms with shower, washbasin, toilet and air conditioning. All rooms have TV, fridge and internet access. The guest rooms have a total floor area of 142.92 square metres, the service area 103.87 square metres, for a total net floor area of 246.79 square metres. It is important to note that the attached floor plan does not include the boiler room or the rear workshop, which is officially shown as boat storage on the copy of the map.
Hot catering is also possible where applicable, as the property has a licence for this purpose. On entering the reception area, you are greeted by quality woodwork, thanks to the beautiful joinery. The kitchen is fully HACCP compliant. The accommodation is also available for the new owners, as there is a bedroom, bathroom, kitchen and dining room in the part behind the reception.
The property is in a medium condition, but has huge potential as there is potential to extend the range of offers to the resort.
Security is provided by a CCTV system, which gives visibility of the outdoor areas used by guests and the parking area.
In order to avoid any misunderstanding, I would like to clarify that the owners decided to sell the property because they would like to end their activities in this sector and to move in a different direction. They are no longer focusing on it as they would like to. The occupancy rate of the guesthouse can be increased with a renewal, so I recommend it to determined, persistent accommodation and hospitality lovers.

Location Description
The Romani Coast is a part of the 3rd district of Budapest, on the right bank of the Danube, between Budakalász and the Újpest railway bridge. It is bordered by the Danube to the east, the Aranyhegyi stream to the south and the Nánási út-Királyok út to the west.
The 4.7 km long promenade along the banks of the Danube is officially divided into two sections: the southern section is called the Romai-part between the mouth of the Aranyhegyi stream at Pók Street and Kalászi Street, in the district called Romaifürdő, 1.2 km long.
The northern stretch between Kalászi Street and Barátpatak Street is called Kossuth Lajos Holiday Beach.
By public transport, it is about 10-15 minutes walk from the Szentendre HÉV or MÁV Esztergom line stop. Take bus number 34 to Békásmegyer, which runs parallel to Királyok út. Bus 106 is also suitable for access to the beach.

Other Description
Óbuda is lucky to have a five-kilometre-long beach, which is a great favourite with everyone. Some people think of fish shacks, others of sandy beaches, others of boathouses and sparkling summer evenings. It is a favourite spot for runners, dog-walkers, sportsmen and women, and for those who want to relax. The number of housing estates built in the last 10 years is noteworthy. In any case, the potential of the area is huge. Now is your chance to be part of it by buying this property.
