Plot with untapped potential for sale in Alsóörs

Undeveloped land in Lower Ores. The plot is bordered by the forest of Jobbbedok, which totals 4739 square meters. The area is divided into four parcels, of which two, i.e. 4000 square metres, are classified as MK-5, 242 square metres are private roads and 497 square metres are meadows. The plot has a beautiful panoramic view of the Eastern Basin. The proximity of Lake Balaton makes it suitable not only for a family house or a holiday home, but also for a catering unit, an open-air cinema, a picnic area, wine tourism units or even accommodation, as the size of the property allows it.

The relevant part of the current Zoning Plan:
"The conditions for the location of buildings in the area Mk-5 of the agricultural area with gardens, which is a highly sensitive area in terms of landscape and is a future protection zone of the National Park, are as follows:
a) The minimum size of the building plot in the zone is 2000 m2

b) The minimum width of the building plot is 20 m.
(c) The minimum building density shall be 20 m. The minimum building height shall be 20 m. (c) The minimum building density shall be 20 m. The minimum building density shall be 20 m.
d) Buildings may be built on a maximum of 2% of the plot, with a maximum of 5% below ground level.
e) No building with a floor area of more than 90 m2 may be built in the zone."

Preliminary discussions have been held with the Chief Architect and the Surveyor and they support the development of the site, so that the new owner can realise his vision on a site with great potential.

Alsóörs is a village on the northern shore of Lake Balaton, at the intersection of Veszprém, Balatonalmádi and Balatonfüred. In a wider regional context, the opportunities offered by the location between the cities of Székesfehérvár - Budapest and Veszprém - Győr are not indifferent. The long-term development concept for Alsóörs, which is located within a 1 to 1,5 hour isocronos of the major regional centres, could include large-scale tourism developments which, if implemented, could provide a market for the wider regional context. Alsóörs is most affected by the county capital. The centre of Veszprém can be reached from Alsóörs in 25 minutes by regular bus service and in a quarter of an hour by car. The other two towns on the shores of Lake Balaton are about the same distance away, but they are of lesser economic and administrative importance, and their economies are based primarily on holiday tourism, as is the case with Alsóörs.

In the Balaton area, the free areas near the shore that can be used for settlement purposes are almost exhausted. Apart from Alsóörs, there are perhaps 3-4 other settlements with more than 10 hectares of contiguous development land. The so called. Szerdahelyi dűlő is therefore a great opportunity for Alsóörs, as the new era of tourism on Lake Balaton is still in its infancy.
